The signed agreement for each unit controls the lease period, rent, deposit, inventory,
appliance list, penalties, and unit-specific terms.
Rental Term
- The rental term is governed by the signed agreement for the specific unit.
- The premises are to be used for residential purposes only.
- Lease dates and duration may differ by unit and should be checked in the signed agreement.
Rent, Maintenance, and Deposit
- Monthly rent, maintenance, and deposit amounts are unit-specific and are listed in the signed agreement.
- Rent and applicable maintenance charges are generally payable on or before the 1st day of each calendar month.
- A short grace period may apply as stated in the signed agreement.
- Late payment may result in late fees or other consequences as provided in the signed agreement.
- Security deposit refund is subject to rent, maintenance, utilities, inspection, damages, missing items, and other dues.
- Rent should not be adjusted against the deposit unless expressly agreed by the landlord.
Renewal and Escalation
- Renewal is by mutual consent between landlord and tenant.
- Rent may be revised at renewal based on the signed agreement and prevailing market conditions.
- Maintenance charges may be revised periodically as communicated by the landlord.
Lock-In, Notice, and Termination
- Lock-in period, notice period, and early termination terms are governed by the signed agreement.
- If termination occurs within a lock-in period, notice requirements and penalties may apply.
- After renewal, either party may terminate according to the notice period stated in the signed agreement.
- Failure to pay rent or violation of agreement terms may be treated as default.
- Failure to vacate after termination may result in additional occupation charges as stated in the agreement.
Move-In, Move-Out, Inspection, and Deposit Refund
- Rent may be charged on a full-month basis unless otherwise agreed.
- The premises should be returned in clean and good condition, subject to normal wear and tear.
- A pre-move-out inspection may be conducted before vacating.
- A post-move-out inspection may be conducted after handover.

Maintenance and Repairs
- Tenants are responsible for routine repairs, minor maintenance, cleaning, and consumables unless otherwise stated.
- Landlord responsibility may include major wiring, plumbing, structural, drainage, or age-related failures, subject to inspection.
- Repair needs should be reported promptly through the maintenance request system.
- Tenant must provide access for inspection and repairs.
- Damage due to misuse, negligence, lack of maintenance, delayed reporting, or unauthorized repair may be charged to the tenant.
- Appliance and furniture responsibilities are governed by the agreement and inventory annexure for that unit.
Use, Behavior, Guests, and Occupancy
- The premises are for residential use only.
- Commercial use, subletting, business operations, or activities involving public/client access require prior written consent.
- Subletting or assignment is prohibited without written approval.
- Only tenants or occupants approved in the agreement may reside in the premises.
- Short-term guests are allowed subject to reasonable use, no disturbance, and agreement terms.
- Long-term additional occupants require prior written approval.
- Tenant is responsible for the conduct of guests and additional occupants.
Utilities, Services, and Parking
- Electricity, internet, TV, phone, and other personal services are governed by the signed agreement.
- Maintenance may cover common services and shared utilities as specified in the signed agreement.
- Additional water costs during scarcity may be shared as applicable.
- Parking availability, if any, is subject to the terms stated in the signed agreement.
- No dedicated parking should be assumed unless expressly stated in the signed agreement.
Digital Communication
- Email, WhatsApp, and written digital messages may be used for notices, reminders, receipts, and communications.
- Tenants should keep their contact details and emergency contact information updated.
- House rules or updates may be communicated through email, WhatsApp, or notice.
Dispute Resolution and Jurisdiction
- Parties should first attempt to resolve disputes amicably.
- If unresolved, jurisdiction is governed by the signed rental agreement.
- Jurisdiction and dispute resolution will follow the signed rental agreement for the concerned unit.

The full signed rental agreement and unit-specific inventory should be referred to for exact terms. These documents should be shared privately with the concerned tenant only.
