Tenant Handbook
This handbook provides practical guidance for residents of Raaj Illam, including maintenance procedures, rent payment steps, emergency contact information, utilities, appliance care, guest expectations, and general house rules.
Maintenance Requests
For non-emergency maintenance issues, please submit a maintenance request through the tenant portal. This helps ensure that requests are properly recorded, tracked, and followed up.
- Submit one request per issue when possible.
- Include your unit number and a clear description of the problem.
- Upload photos or videos when helpful.
- Report repair needs promptly. Delayed reporting may increase damage and repair cost.
- Tenant-caused damage, misuse, or negligence may be charged to the tenant.
- For urgent safety-related issues, contact directly instead of waiting for form response.
Rent Payment
Rent and applicable maintenance charges should be paid on or before the 1st day of each calendar month, unless otherwise stated in the signed agreement. After making payment, tenants should submit the rent payment confirmation form.
- Use the official rent payment page in the tenant portal.
- Use your unit or flat reference while making payment.
- Submit transaction ID, UTR, or UPI reference number after payment.
- Upload the payment screenshot or receipt when requested.
- Payment will be marked as recorded only after verification against the bank or UPI statement.
Emergency Contact
For urgent issues such as electrical hazards, major water leakage, fire or smoke, lockout situations, or immediate safety concerns, contact directly.
- Do not wait for a maintenance form response for emergency issues.
- Call or message directly for urgent safety or property-damage situations.
- Submit a maintenance request afterward if follow-up work is needed.
Utilities and Shared Services
- Tenants are responsible for electricity consumption within their premises.
- Phone, internet, TV, and other personal services are tenant responsibilities unless separately agreed.
- Maintenance may cover common services and shared building-related utilities, as described in the rental agreement.
- If additional water supply is required due to scarcity, tenants may be expected to share reasonable costs as applicable.
- Please turn off unnecessary lights, fans, and appliances when not in use.
- Do not block access to meters, switches, tanks, service areas, or common utilities.
Appliance and Furniture Care
Furnished items and appliances should be used responsibly and only for normal domestic use. Tenants are expected to maintain provided items in good working and hygienic condition.
General appliance care
- Use appliances according to manufacturer guidelines.
- Keep appliances clean and avoid overloading or unsafe use.
- Do not arrange unauthorized repairs.
- Report appliance issues promptly with photos or videos when possible.
- Routine cleaning, descaling, filter cleaning, and minor consumables may be tenant responsibilities.
- Major age-related component failures may be handled by the landlord, subject to inspection.
Furniture and mattress care
- Use furniture only for its intended purpose.
- Do not dismantle, relocate, or alter furniture without approval.
- Keep sofas, cushions, beds, and mattresses clean and hygienic.
- Use mattress protection to avoid stains, odor, or hygiene-related damage.
- Damage beyond normal wear and tear may be charged to the tenant.
Guests and Occupancy
- The premises are for residential use only.
- Only approved tenants or occupants may reside in the premises.
- Short daytime visits are generally permitted if they are not frequent, disruptive, or unsafe.
- Overnight guests should be reasonable and limited, as described in the signed rental agreement.
- Guests should not cause disturbance, overcrowding, or violation of building rules.
- Additional long-term occupants require prior written approval.
- Subletting or assignment is not permitted without written approval.
Move-Out and Handover
- Move-out should follow the notice period and terms in the signed rental agreement.
- Pre-move-out inspection should be scheduled before vacating.
- Post-move-out inspection may be conducted after possession is handed over.
- All keys, access devices, and security items must be returned at handover.
- The premises should be returned clean and in good condition, subject to normal wear and tear.
- Pending rent, maintenance, utility charges, cleaning, repair costs, or missing items may be adjusted from the deposit.
General House Rules
- Keep the unit and common areas clean and well maintained.
- Dispose of garbage responsibly and avoid leaving waste in shared spaces.
- Respect quiet hours and avoid disturbance to other residents and neighbors.
- Do not store hazardous materials on the premises.
- Do not make structural, plumbing, electrical, drilling, or fixture changes without approval.
- Do not duplicate keys or change locks without prior approval.
- Inform in advance if repair workers or service providers need building access.
- Comply with reasonable house rules communicated by email, WhatsApp, or notice.
